What is the Managed Roof Care Program?

The Managed Roof Care Program was developed to assist those responsible for facility roof maintenance assuring that their existing roofing system is sound and performing as designed. These individuals include maintenance managers, facility managers, maintenance supervisors, owners, presidents, and property managers, among others. The program is centered around an in-depth roof inspection and comprehensive roof assessment, preferably on an annual basis. The assessment will help in determining your roof’s current condition and what corrective steps are recommended to correct any current and/or potential problems.
Why should I consider the Managed Roof Care Program?

First and foremost, your facility is an investment, a vital element critical to your operations and overall profitability. Protecting that investment is your roof, attracting little attention until it leaks. The result can be costly property damage, business disruption, and potential safety hazards. All can be avoided through the MRC Program.

Many times we hear, “I have a relatively new roof,” or “my roof is under warranty,” or “I don’t have any problems.” Many owners think that because their roof is under warranty, there is no need to inspect or perform any maintenance for ten years or longer! All the more reason to utilize the MRC program. An annual assessment by a qualified, independent, non-bias source working on your behalf provides inexpensive insurance against potential problems.

We also hear, “I do have an older roofing system,” or “my roof is out of warranty,” or “I am having some problems,” or “I’m not sure what condition my roof is in.” All of these responses also qualify for the MRC Program. Even if your roof is under warranty as discussed earlier, MRC ensures that if there are some roofing issues that could eventually lead to problems, you will be in a position to contact your contractor and have these issues corrected immediately before they develop into more costly damage.
What does the program cost?

Roof assessment cost is determined by roof size and location. For as little as 3¢/square foot, you will receive a professional assessment that includes all of the above-mentioned items. It is recommended an MRC assessment be scheduled on an annual basis. Semi-annual assessments are also available. The MRC Program provides inexpensive insurance and “peace of mind” to ensure your investment is protected.
How do I get started?

Simply complete the following information and email to nick@buildingretrofit.com to request an MRC Agreement. We will forward you an Agreement including cost/sq.ft. Once we receive the Agreement with signed approval, we will contact you to schedule your MRC roof inspection and assessment. What is included in the MRC Program?

A detailed conditions report, drawings, and photos support your comprehensive roof inspection and assessment. The assessment also includes “on-the-spot minor repairs,” if necessary, documented in the report. Note: No repairs will be made if your roof is currently under warranty so as not to void the warranty. However, you will be able to notify your contractor to schedule repairs. For roofs not currently under warranty and more significant problems are found, we will discuss our findings with you and contractors can be recommended, upon request.
